Applications of the DMDM

The DMDM can be used for variety of different purposes:

As an appraisal method for actually arriving at a value estimate.

"Sanity" checking of values estimated by other
appraisal methods.

Enhancing the credibility of appraisal results. This can be especially important in situations, including adversarial situations, in which the appraisal conclusion is in question.

Rebutting unreasonable value estimates put forth by opposing appraisers.

Allowing the appraiser to feel more comfortable with the appraisal process and conclusion.
